Clubhouse and Swimming Pool: The community has a clubhouse with Wifi, a property management office, and a heated swimming pool. It is located at 135 SE 3rd Avenue, Dania Beach, FL 33004. The gates are locked to ensure security. Homeowners and renters are provided with a key to the pool and clubhouse.
Property Management Office: Regular hours are from 10 a.m. to 2 p.m. Monday through Thursday. The telephone numbers are 954-922-7072 or 954-372-2007. Here residents may buy laundry tokens, pick up or turn in completed forms and applications, and report issues such as broken washing machines, for example.
Laundry: Washers and Dryers are available on each floor of the five buildings. The machines accept one token for a wash and one token for a dry. A bundle of 80 tokens costs $100 and may be purchased from the property manager at the office in the clubhouse.
The Board of Directors is currently investigating options for modernizing the community laundry rooms. So, stay tuned.
Landscaping: The HOA manages a company that cares for the lush lawns, palms, and other trees, as well as the small lake at the center of the community’s five buildings. Report any questions or issues about landscaping to the property manager.
Trash: Each building has a dumpster and separate trash bins for recyclables in a small room on the first floor next to the elevator. Each floor has trash shoot in the laundry room. This shoot should be used to dispose of everyday non-recyclable and organic waste in the dumpster. Recyclable paper, cardboard, and plastic should be disposed of in separate trash bins. Do not throw plastic bags into the recycling bins. Heavy duty cardboard and paper boxes must be flattened or torn apart before disposal.
Do not use dumpsters to dispose of household hazardous waste, electronics recycling, medical waste, or demolition and construction materials. Dania Beach residents must dispose of this waste at a Broward country drop-off center or by hiring a trash removal service. Medical waste and prescription medications must be properly disposed of because they can contaminate the water system is improperly handled. For information about local medication disposal options, call 954-831-8902 or visit the Broward Sheriff’s Office website.
Water: Tap water in Broward County is safe to drink according to the county website. The County tests water annually to meet Environmental Protection Agency standards. All water service lines are lead free.
Your HOA fee includes the cost of water.
Cable TV/Wi-Fi: Your internet and television services are provided by Fibernow, formerly OpticalTel, a company that is responsive and provides excellent customer service. Insurance: Homeowners are responsible for their condominium insurance. The HOA has insurance coverage for flooding damage and external areas.
Building Maintenance: The HOA handles building and parking lot maintenance. All five buildings received fresh coats of paint in 2024. Maintenance of the parking lots will begin soon.
Parking: Each condominium has an assigned parking space. Ample guest parking is also available at the spaces marked as guest. Residents should check in at the property management office to receive a parking permit for their vehicle.
