Folio Association Management (https://folioam.com/) provides administrative support services to the HOA and its Board of Directors. Other services include:
- Organize the annual meeting.
- Help in resolving individual owners' problems as they pertain to the Association.
- Assist in the formulation of any newsletters or special notices.
- Process requests for architectural changes for review by the Board Architectural Control Committee.
- Organize and maintain the Association`s legal documents, homeowner and tenant rosters, correspondence, rules and regulations, site plans, blueprints, studies, and specifications received from the Board of Directors.
Your HOA fee covers water, trash internet, and television services, as well as insurance for outer areas of the five buildings in the HOA. Landscaping and maintenance of the grounds and community areas are also included.
The City of Dania Beach mandates approval by the Homeowners’ Association and city plumbing, electrical and building permits are required before starting any major renovation or construction work inside your condominium. This includes kitchen and bathroom renovation that includes bringing plumbing and electricity up to code. Replacing or updating the electrical box and installing new windows and doors also require HOA approval and city permits. No city permits are needed for changing flooring. These requirements ensure that your project aligns with both the community’s standards and the city’s regulations. HOA approval is a prerequisite to application for city permits.
For the form to request HOA approval, visit the Forms and Documents menu on the home page or visit the property management office. The document is titled, Architectural Change Control Request for Approval, or ACC form.
The HOA approval and municipal building permits are separate processes. While the HOA focuses on maintaining the community’s aesthetic and structural integrity, the city’s Building Division ensures compliance with building codes and safety standards. Therefore, even after obtaining HOA approval, you must still apply for and receive the necessary permits from the city.

Meadowbrook Lakes View Phase 4 is a 55+ community. To maintain this status a majority of the residents must be 55 years old or older. This includes homeowners and renters.
The condominium statutes require that units be rented annually for no less than four months. Prior to renting, the HOA Board of Directors must approve the interested party. For the approval form, visit the HOA Forms and Documents menu on the homepage or visit the property management office in the clubhouse.
